We work in partnership with various local authorities across Dorset and Hampshire to provide homes for people on their waiting lists.

In some cases, we lease properties from private owners usually for a minimum of three years. During this time we take responsiblity for internal repairs. At the end of the lease, we aim to return the property to the landlord in the condition it started in. Our leases contain a fair wear and tear clause to cover things such as kitchen and bathroom fittings, and we are not responsible for the replacement of elements that have come to the end of their normal life.

 

We lease properties of varying sizes to accommodate those in housing need in Dorset and West Hampshire. The rents that we pay are sub market rents but reflect our repairing obligations. From the owner’s point of view the advantages are:

  • Rent is paid every calendar month by standing order and is guaranteed
  • There are no managing agent fees to pay
  • There are no tenant issues to deal with as they are not the direct landlord of the occupier
  • We are are responsible for annual gas safety checks
  • We are responsible for internal repairs
  • We make good any damage caused by the occupants except for fair wear and tear
  • We carry out regular inspections of the property to ensure tenants are meeting their tenancy conditions
  • We find tenants for the property and make sure is is kept occupied as much as possible.
